External Certifications and Ratings

GRESB

GRESB is an annual benchmark assessment to measure ESG integration of real estate companies and funds, as well as the name of organization that administers the assessment. It was established in 2009 by a group of major European pension funds who played leading roles in launching Principles for Responsible Investment (PRI).
Today, more than 100 global investors use GRESB assessments in their investment decision -making and engagement activities. In Japan, several institutions, including the Government Pension Investment Fund (GPIF), also make use of GRESB assessments.

CASBEE Certification

The Comprehensive Assessment System for Built Environment Efficiency (CASBEE) is a comprehensive evaluation system that rates the overall quality of buildings. In addition to environmental considerations, such as the use of energy-saving equipment and low-impact materials, it also evaluates features such as indoor comfort and contribution to the surrounding landscape.

BELS Evaluation

Building-Housing Energy-efficiency Labeling System (BELS) is a third-party certification system in Japan that evaluates and labels the energy saving performance of buildings.
